Community Manager

Responsibilities

• Supervise and plan the day-to-day activities of the apartment community to ensure effective management and maintenance.
• Implement company policies, procedures, and programs to ensure regulatory compliance and well-managed buildings.
• Recruit, hire, orient, and train on-site personnel while providing ongoing leadership and support.
• Manage financial operations including preparing annual budgets, income projections, rent collection, and accounts payable.
• Execute marketing strategies to maintain high occupancy levels and aggressively pursue lease renewals.
• Oversee leasing practices to ensure compliance with federal, state, and local laws, including Fair Housing regulations.
• Maintain accurate community records, including rent rolls, delinquency reports, and resident files.
• Ensure the community remains clean, safe, and well-maintained by overseeing maintenance requests and common areas.
• Manage risk, emergency procedures, and outside contractors working on the property.

Requirements

• 3+ years of property management experience.
• Fair Housing certification (must be achieved before interacting with prospects or residents).
• Proficiency in Microsoft Office Suite (Word, Excel, Outlook) and community software applications.
• Strong verbal and written communication skills in English.
• Knowledge of OSHA laws and regulations.
• Ability to work evenings and weekends and respond to emergencies.

Preferred Qualifications

• Bilingual in Spanish.
• Certified Apartment Manager (CAM) certification.
• Accredited Resident Manager (ARM) certification.
• College degree.
