Business Development/Land Acquisition Manager

Responsibilities

• Source and acquire logistics land of approximately 16,000 m2 or more to support development funds across key Japanese regions including Kanto, Nagoya, Kansai, Okayama, Hiroshima, and Fukuoka.
• Coordinate with in-house construction, acquisition, and legal teams to secure development permissions and prepare land for development.
• Negotiate and draft purchase and sale agreements with land sellers.
• Manage negotiations and relationships with brokers, consulting companies, and government agencies.
• Support due diligence processes related to construction, environment, legal, and tax matters.
• Assist the acquisition team in preparing memos for the investment committee.
• Manage start-up activities for incorporating acquired land into development funds, including income/expenditure confirmation, construction item verification, and schedule management.

Requirements

• Proven experience in land acquisition.
• Strong communication skills with the ability to interact smoothly with internal and external stakeholders, including brokers and consultants.
• Demonstrated ability to negotiate effectively with government agencies and other external parties.
• Excellent schedule management skills.

Preferred Qualifications

• Experience specifically in acquiring land for logistics purposes.
• Experience with land acquisition in urbanization control areas.
• Experience with land readjustment projects, district planning, or zoning changes.
• Qualification as a real estate agent (宅地建物取引士).
• Experience in commercial facilities, condominium, or other asset land acquisition.
• Background as a logistics developer.
