Building Superintendent

Responsibilities

• Manage incoming calls, messages, and emails from tenants
• Coordinate with tenants and external contractors for repairs and inspections
• Show vacant units to prospective tenants and assist with rental applications
• Maintain accurate records of work orders and tenant requests
• Perform general plumbing, basic electrical, drywall, painting, and minor carpentry
• Handle small ceramic, tile, and flooring repairs
• Oversee weekly garbage and recycling collection
• Conduct regular inspections of common areas and building systems
• Respond promptly to emergencies such as leaks or heating issues

Requirements

• Proven experience with general handyman work (plumbing, electrical, painting, carpentry)
• Strong organizational and communication skills
• Ability to work independently and handle emergencies calmly
• Legally authorized to work in Canada
• Must be willing to live on-site and be present during the day

Preferred Qualifications

• Prior experience in residential property management or as a building superintendent
• Basic knowledge of safety regulations and building codes
• Experience coordinating and supervising contractors

Benefits

• Base salary of $35,000 – $45,000 per year
