Building Superintendent

Responsibilities

• Oversee general operations, maintenance, and upkeep of apartment facilities in a professional manner
• Provide responsive customer service and act as a point of contact for tenant inquiries and emergencies
• Perform regular property inspections of common areas, building exteriors, and landscapes
• Conduct basic landscaping, including grass cutting and winter walkway clearing/salting
• Execute general cleaning tasks such as sweeping, mopping, and waste removal in halls and stairwells
• Perform small repairs including caulking, replacing washers, and changing light fixtures
• Monitor and maintain inventory of supplies and equipment
• Ensure safety through regular checks of fire alarms, extinguishers, and alarm systems
• Maintain 24/7 availability for on-call emergency services

Requirements

• High school diploma or GED
• Ability to perform small building repairs and maintenance tasks
• Physical ability to lift up to 75lbs and work in both indoor and outdoor environments
• Proficiency with Microsoft Excel, Word, and email
• Availability for on-call emergency services and after-hours calls
• Strong communication, problem-solving, and time management skills

Preferred Qualifications

• Minimum 1 year of experience in building operation and maintenance
• Valid Driver's License
• First Aid skills or certification
