True Legacy Homes is a rapidly growing residential real estate investment company specializing in home renovation, estate sale services, and life transition solutions for families. We purchase homes directly for cash, renovate them with expert care, and resell them—bringing new life to properties while simplifying the selling process for homeowners.

Responsibilities

• Execute a comprehensive acquisition strategy focused on both MLS and off-market sourcing
• Proactively source off-market residential investment opportunities through direct outreach, agent relationships, and networking
• Underwrite acquisition opportunities using Excel, including margin analysis and risk assessment
• Conduct detailed market research and comparable analyses to determine ARV and profitability
• Negotiate purchase prices and contract terms directly with sellers, agents, and wholesalers
• Prepare and submit purchase contracts using ZipForms and create complete offer packages
• Build and maintain strong relationships with real estate agents, brokers, wholesalers, and attorneys
• Perform acquisition due diligence including inspections, title review, and property records research

Requirements

• California real estate license in good standing
• Bachelor’s degree in real estate, business, finance, or related field
• 1-3 years of experience in real estate acquisitions, specifically house flipping
• Strong financial analytic and underwriting skills (ProForma)
• Proven negotiation and contract negotiation experience
• Proficiency in Microsoft Office Suite (especially Excel) and CRM software (Salesforce or Knack)
• Valid Driver’s License (Class C)

Preferred Qualifications

• Master’s degree in real estate, business, or finance
• Measurable experience in renovation and construction processes
