Vice President - Development

Responsibilities

• Assist in managing business development activities for land, residential, retail, and mixed-use assets as directed by the line manager.
• Support in identifying new own development opportunities.
• Support in sourcing new investments with third parties (e.g., JVs, project finance).
• Support in sourcing developments pre-selling/pre-leasing guarantees from end-users.
• Develop feasibility studies for residential, retail, and mixed-use assets and seek approval from line manager.
• Perform project costing in coordination with Project Management.
• Develop financial models in collaboration with Partnerships & Investment and other relevant functions.
• Liaise with Partnerships & Investments and other relevant functions on feasibility studies.
• Recommend allocation of specific assets by segment on land plots and develop land phasing plans.
• Recommend input to pricing of land plots based on market benchmarks.
• Research and recommend unit cost by land plot.
• Perform infrastructure costing in coordination with Operations, including high-level cost breakdowns.
• Review Delivery team progress and report on government-related asset handovers to reduce costs.
• Review and report on pre-concept test fits, concept master plans, and detailed master plans.
• Review and update on allocated land bank across all development phases.
• Use market intelligence reports to recommend land use for master plans and match supply with demand.
• Identify and recommend products and land use trends to enhance project attractiveness and profitability.
• Monitor schedules for land development and provide continuous monitoring of design and project deliverables.
• Provide monthly written reports on construction progress and identify issues for resolution.
• Monitor development budgets and recommend solutions for deviations.
• Support in refining commercial, marketing, and asset management strategies.

Requirements

• UAE National only
• Bachelor’s degree in real estate, land economics, property valuation, architecture, or engineering
• Minimum 10 years’ development management experience in large residential/retail assets (>AED 500M)
• Strong understanding of valuation, appraisals, and financial modeling for residential/commercial development
• Strong knowledge of GCC real estate market with experience in large master developers (annual revenue ≥ AED 2B)
• Strong understanding of architectural design and construction
• Knowledge of contract procurement polices in GCC real estate

Preferred Qualifications

• Significant experience with master development planning
• Experience in leadership roles in major UAE or GCC real estate development projects
